Split the plot into two rectangles. Measure Length 1 × Width 1 for the first section, then Length 2 × Width 2 for the second. Add the two areas together. This is the standard method used by surveyors in Bangladesh — the same approach the RS (Revisional Survey) and BS (Bangladesh Survey) records use for irregular plot documentation.
It depends on the district. Dhaka: 1 Katha = 720 sqft (most common in property deeds and MoU documents). Sylhet: 1 Katha = 360 sqft. Some parts of Comilla and Noakhali: 1 Katha = 600 sqft. Chittagong: varies 500–720 sqft. This calculator uses the Dhaka standard (720 sqft). Always verify the local standard before signing any deed.
1 Decimal (also called Shotok) = 435.6 sqft. It is 1/100th of an acre (1 acre = 43,560 sqft). Decimal is the most widely used unit in Bangladesh property deeds, mouza maps, and DCR (Duplicate Carbon Receipt) documents. The terms Decimal and Shotok are interchangeable.
In Dhaka: 1 Bigha = 20 Katha = 14,400 sqft. In Rajshahi and northern Bangladesh: 1 Bigha = 36 Katha = 25,920 sqft. In some areas of Mymensingh and Tangail, 1 Bigha = 32 Katha. The variation is significant — always check the local standard for the specific upazila. This calculator uses the Dhaka standard (1 Bigha = 14,400 sqft).
Khatian area is the recorded area in land records (RS, CS, BS khatians) maintained by the Sub-Register office. Measured area is what you physically measure on the ground. They often differ — older surveys used different instruments and some plots have been encroached or reshaped since the last survey. Always measure the plot physically and compare with the khatian before token money or baina.
Calculate the area in sqft first, then divide by 435.6 to get Decimal. Example: a 30 ft × 40 ft plot = 1,200 sqft ÷ 435.6 = 2.75 Decimal.
